About us.
We are a small, family-run land promotion company based in Hampshire, led by Jonathan Marsh — an RIBA Chartered Architect with over 15 years of experience in the industry.
As an architect-led business, we take a unique approach. We believe that new housing should not only be viable, but also beautifully designed and sustainably delivered. The quality of our schemes is at the heart of everything we do.
We specialise in smaller sites that are often overlooked by larger developers and promoters — helping landowners unlock value where others might not see the opportunity.

What is Land Promotion?
Land promotion is the process of securing planning permission on a piece of land to increase its value — typically for residential development — before selling it on the open market.
As land promoters, we work in partnership with landowners. Our role is to take on all the risk, time, and cost involved in preparing a strong planning application and guiding it through the approval process. Once planning permission is granted, the land can be sold at a significantly higher value, and the proceeds are then shared as agreed.
The key benefits of land promotion;
No upfront costs for you.
We cover all of the costs. If we don’t succeed, there is nothing for you to pay.
Our interests are aligned.
We both want to secure the best value for your site in the shortest possible time.
Maximum return.
With planning permission in place, your land can achieve its full market potential. Unlike developers who may want to buy your land at a low price with no planning in place, land promoters focus on unlocking value first — so you get the best possible return.
Step-by-step process.
1 - Initial Consultation
We start with a meeting at your property for a confidential, no-obligation conversation. It’s a chance to discuss your land’s potential and for us to answer any questions you have.
2 - Land Assessment
Our team of experienced planning consultants and architects carry out a detailed assessment of your land to asses it’s full potential.
3 - Our Proposal
If your land has potential, we’ll put forward a clear and straightforward proposal.
Should you wish to move ahead, we’ll formalise the arrangement with a Land Promotion Agreement — and we’ll cover your legal fees in full.
4 - Planning Application
Working with our trusted network of surveyors and consultants, we prepare and submit a comprehensive planning application. We cover all of the associated fees and take care of the entire process, from start to finish.
5 - Marketing & Sale
Once planning permission is secured, we’ll take the site to market and attract competitive bids. The land is sold to the highest bidder, and the proceeds are shared as agreed.
